Bucking trends for the upper bracket of real estate in nearby neighborhoods, there have been two recent sales in University Heights that have caught my attention. 4508 New Hampshire sold in July 2011 for $1,145,000 after only 7 days on the market...representing the first $1,000,000+ sale in the neighborhood for over a year. It had previously sold in March 2009 for $1,165,000. Despite the market's broad decline, this 2008 remodeled home maintained its value! 4512 Rhode Island is currently in escrow, after only 4 days on the market, and was listed in a range of $899,000-$970,000. Clearly the demand for higher priced homes is strong in Unversity Heights. Inventory for these caliber of homes is basically non-existent, but based upon the buying activity reflected by these two properties, there are buyers eager to act!
